Berlayar Drive Is Awarded: What It Means for the Berlayar Close Launch, and Where Its December 2026 Tender Stands
The Berlayar Drive site next door now has an owner. URA awarded it on 7 August 2026, and the winning developer described it in its FY2026 results release on 28 August 2026. If you are waiting for Berlayar Close, the main point is that the award settles Berlayar Drive only. Berlayar Close is still a separate site waiting for its own tender. URA's Current GLS Sites page, last updated on 28 October 2026, still lists that tender at an estimated launch of December 2026. This note covers what the award confirms, what it does not tell you, and what to watch before a Berlayar Close launch is possible. What URA's award confirms about Berlayar Drive
URA awarded the Berlayar Drive site to Intrepid Investments Pte. Ltd. and GuocoLand (Singapore) Pte. Ltd. The award notice and URA's earlier release of the site give these figures:
- Launched for tender on 15 May 2026, closed on 4 August 2026, awarded on 7 August 2026.
- Residential site of 25,263.2 sq m, with a maximum gross floor area of 35,369 sq m, offered on a 99-year lease.
- A maximum building height of 5 storeys and about 415 estimated homes, as listed when URA released the site in May.
- Tendered price of S$576,778,554, which URA states as S$16,307.46 per sq m of gross floor area (roughly S$1,515 per sq ft per plot ratio when converted).
GuocoLand's FY2026 release describes the site as facing Keppel Bay on one side and Bukit Chermin on the other, with the potential to yield up to 416 private homes, about 330 metres from Telok Blangah MRT station on the Circle Line. The release does not give a project name, launch date or price range for Berlayar Drive, and it does not mention Berlayar Close.

The award next door does not change any line in that table. Only URA's launch of the Berlayar Close tender will.
Berlayar Close is near the end of URA's current queue
URA's Confirmed List shows the 2H2026 residential sites working through their schedule. Marina Gardens Lane is now marked Awarded. Orchard Boulevard and East Coast Road are open for tender. De Souza Avenue and Tanjong Rhu Close carry an estimated launch of November 2026. Berlayar Close and Holland Plain are the two residential sites estimated for December 2026.
For a buyer, this gives a simple check. If the November sites are released on time, URA's schedule is running as listed, and December remains the date to watch for Berlayar Close. Their launches do not set the Berlayar Close date, and URA can still move an estimated date.
What the Berlayar Drive figures do not tell you
They are not a Berlayar Close price
The S$16,307.46 per sq m figure is the land cost of a different site, with a plot ratio of 1.4, a five-storey cap and 35,369 sq m of floor area. Berlayar Close has a higher proposed plot ratio on a larger site and will have its own tender, bidders and land price. No developer has set a selling price for either project. They are not a Berlayar Close design
Berlayar Drive is capped at five storeys with up to 416 homes. URA estimates about 695 homes at Berlayar Close but has not yet published its height limit. Do not assume the two projects will look alike. Unit mix and sizes for Berlayar Close have not been announced. Layouts will appear on the floor plans page once the developer releases them.
They are not a launch date for either project
GuocoLand's release gives no Berlayar Drive launch date. For Berlayar Close, the order of steps is fixed even though the dates are not: URA launches the tender with its sale conditions, the tender closes, URA awards the site, and only then does the developer name the project, plan the units and open a showflat. Preview dates will appear on the showflat page when they are announced.
What to do while you wait
- Follow the two sites separately. A listing that gives Berlayar Close a developer, a name or a price today is ahead of every official announcement.
- Watch December 2026 for the Berlayar Close tender launch. It should bring the lease, height limit and maximum floor area that are still missing.
- Use the location now. The Circle Line stations, parks and HarbourFront are already in place, and our location page covers them.
