Berlayar Drive Is Now Formally Awarded: What URA's Notice and GuocoLand's FY2026 Release Mean for Berlayar Close Buyers
Two official documents landed after our earlier note on the Berlayar Drive tender, and both are worth reading if you are waiting for Berlayar Close. On 7 August 2026 URA formally awarded the Berlayar Drive site, and on 28 August 2026 GuocoLand published its FY2026 results release, which is the first time the winning developer has described the site in its own words. This article covers only what those two documents add, and what they do and do not tell a Berlayar Close buyer. The sole-bid story itself is covered in our earlier Berlayar Drive tender note.
What URA's award notice actually confirms
URA's press release records the award of the Berlayar Drive site to Intrepid Investments Pte. Ltd. and GuocoLand (Singapore) Pte. Ltd. The figures in the notice are:
- Tender launched 15 May 2026, closed 4 August 2026, awarded 7 August 2026.
- Site area 25,263.2 sq m; maximum permissible gross floor area 35,369 sq m; residential use; 99-year lease term.
- Tendered price S$576,778,554, which URA states as S$16,307.46 per sq m of GFA. Converted, that is roughly S$1,515 per sq ft per plot ratio.
The result reported in August is now a formal URA decision, and the entities on the award are Intrepid Investments and GuocoLand (Singapore).
What GuocoLand's own results release says
GuocoLand's FY2026 release, dated 28 August 2026, mentions the site once, in its Property Development highlights. In the developer's description, the Berlayar Drive site sits in the Greater Southern Waterfront, faces Keppel Bay on one side and Bukit Chermin on the other, has the potential to yield up to 416 private homes, and is about 330 metres from Telok Blangah MRT station on the Circle Line.
The release does not give a launch date, a project name, a price range or the JV partners' respective shares for Berlayar Drive. It also does not mention Berlayar Close at all.
What the release does show is how the developer is running its current joint-venture pipeline, and that is the useful context:
- GuocoLand reports proportionate revenue from its Singapore joint-venture projects of about S$391.0 million in FY2026, up from S$211.0 million in FY2025, with revenue from projects such as Springleaf Residence and Faber Residence equity-accounted rather than consolidated.
- Its table of Singapore developments lists nine projects; all five projects launched in FY2026 were reported as more than 90% sold as at 30 June 2026.
- Its next scheduled JV launch is Lentor Central, with Intrepid Investments and TID Residential, expected in 1H 2027 with approximately 553 units.
Berlayar Drive therefore joins a queue behind projects that already have launch dates, with Intrepid Investments appearing on both the Lentor Central and Berlayar Drive awards.
What this tells a Berlayar Close buyer
The neighbouring parcel now has a confirmed owner
The Drive parcel's development is no longer hypothetical; its name, design and launch date are now the developer's to announce. Until GuocoLand or Intrepid Investments publish a date, treat any Berlayar Drive timeline you see online as a guess.
Berlayar Close is still an un-awarded site on a stated schedule
URA's current GLS schedule, last updated 4 September 2026, continues to list Berlayar Close on the 2H2026 Confirmed List as a 2.82-hectare residential site with a gross plot ratio of 2.1 and an estimated launch of December 2026, with the asterisk noting that detailed sale conditions will be released when the site is launched for sale. The same table marks Berlayar Drive as Awarded. Nothing in either August document changes the Close timing; only URA's launch notice will.
That means the sequence for Berlayar Close remains: tender launch (estimated December 2026), a tender period, award, then the developer's own design and marketing programme before any showflat opens. Our showflat page will carry a preview date only once one is published; today there is none.
What the Drive figures do and do not say about Close pricing
The S$16,307.46 per sq m of GFA figure is the land price for a different parcel with a plot ratio of 1.4 and a maximum GFA of 35,369 sq m. Berlayar Close has a plot ratio of 2.1 on a larger site, which will produce a different GFA, a different tender and a different bidder set. The Drive award shows that a developer group with an active Singapore pipeline paid that rate for Greater Southern Waterfront land; it sets neither a land price for Berlayar Close nor a launch price for either project. Our price page therefore stays at TBA until there is a Close land award or a developer price list.
Scale and yield are different, and that matters for floor plans
GuocoLand puts Berlayar Drive at up to 416 private homes on a five-storey-limited, plot-ratio-1.4 site. Berlayar Close is estimated by URA's programme at about 695 homes on a plot ratio of 2.1, so the built form is likely to differ. Unit mix and sizes for Berlayar Close remain unpublished; the floor plans page lists every layout as TBA, and we will replace those entries only with a developer-issued plan set.
Buyer checklist while both parcels move
- Track the two parcels separately. The Drive award changes the Drive parcel's status only; Berlayar Close remains on the Confirmed List with a December 2026 estimated launch.
- Use developer and URA documents as the only source of dates. GuocoLand's release gives no Berlayar Drive launch date; URA gives no Close award date yet.
- Do not convert the Drive land rate into a Close launch price. The sites differ in plot ratio, GFA and site area, and no developer pricing exists for either.
- Follow official milestones on the latest updates page and the registration status page.
When URA launches the Berlayar Close tender, the sale conditions will give the first official parcel-specific figures for this site. Until then, the award of the neighbouring parcel is a signal about developer appetite for the precinct, and no more than that.
